There has been a dramatic increase in Kapolei real estate sales volume.  According to the website Trulia.com, which tracks real estate markets across the United States, the number of homes sold in the three week period from March 24 through April 14, the number of Kapolei homes sold was up over 140% compared with the same time period in 2009.

The increase in sales volume is likely linked with the soon-to-expire home buyer tax credit, low mortgage rates and low home values.  Kapolei real estate will continue to be affected by foreclosures, although some data suggests that foreclosure activity may have peaked.

It is a great time to get out and look at homes in Kapolei, while mortgage rates and home prices remain low.

Time is running out to use the tax credit to purchase Kapolei real estate.  Government tax incentives, low interest rates and low home values have fueled the Kapolei real estate market in recent months.  Home owners only have until the end of the month, however, to use the tax credit.

Kapolei homes must be under contract by April 30 to take advantage of the home buyer tax credit.  If you are under contract by April 30 you have until the end of June to close on your new home.  Hand-in-hand with the expiring tax credit comes a rise in mortgage interest rates.  This past week interest rates went up and averaged out at 5.21% for a 30 year fixed rate mortgage.

Part of the economic stimulus package passed this past weekend (and likely soon to be signed into law by President Bush) includes a provision that temporarily increases FHA lending limits. In Kapolei real estate, that could make it easier for some to purchase homes.

With affordable housing one of the Kapolei real estate concerns, there is more concern after the Bush economic plan was revealed on Friday. No mention of new housing initiatives was made, even though the National Association of Realtors has hoped for a raise to conforming loan limits.

Kapolei real estate, however, already has a conforming loan limit close to what NAR wants. NAR wants a $625,000 conforming loan rate, and in Kapolei, you can get a conventional loan for $625,500. FHA maximum loans in Kapolei are $544,185.
