Kapolei water park part of real estate plans by Australian company

The Australian company Village Roadshow Ltd. has announced plans to buy Kapolei real estate. The real estate in question is the popular Kapolei water park Hawaiian Waters Adventure Park. Pacific Business News reports on the Kapolei real estate transaction:

"The acquisition of Hawaiian Waters Adventure Park is in line with our
strategic focus on theme parks," said Managing Director Graham Burke.


Village Roadshow plans to build a family-oriented resort around the Kapolei water park, hoping to attract more tourists to the area.

Commuter Rail System to Start in Kapolei

Kapolei real estate to benefit from decreased traffic on roads

In addition to a new road system in the Kapolei area, a commuter rail system is coming to Kapolei real estate. The Honolulu Advertiser reports on the first phase of this Hawaii commuter rail system:

If
all goes as planned, in four years an end-to-end commute via Honolulu’s
new elevated commuter rail system would start in Kapolei and end 12
minutes later on the ‘Ewa side of Pearl City.


However, those that need to commuter further from Kapolei real estate, to downtown Honolulu, will hae to wait until 2017, when the commuter rail system is expected to be included. However, the system will provide reliable transportation for those whose commuting needs are a little closer to Kapolei real estate.

The Kapolei Business Park continues to expand with the groundbreaking of a training center being built by the Hawaii Carpenters Union. The building is expected to perform a variety of functions for the carpenters. The Honolulu Advertiser reports on the new addition to Kapolei real estate:

When
completed, the training center will have the space and flexible
amenities for apprenticeship training classes, continuing education
programs for journey carpenters, and rooms for meetings, seminars and
other gatherings for union contractors and members alike.

"Cram down" bill could be voted on tomorrow in the Senate

One of the ways that some leaders are trying to reduce the number of foreclosures expected in the coming months is through a "cram down" bill. The bill is designed to allow bankruptcy judges the power to change loan terms. Advocates of the bill believe it will do more than such programs as Project Lifeline could accomplish on their own. Inman News reports on the possible benefits of the "cram down" bill:

Giving bankruptcy judges cram down powers
might provide an added incentive for lenders to conduct their own loan
modifications, instead of having them imposed by a court, Congressional
Budget Office researchers said in a recent
report.


Others, however, counter that such a measure would increase the costs of borrowing money for a mortgage, making it difficult for first-time borrowers.

Oahu home prices remain stable, sales drop

Even though Kapolei real estate is seeing growth, it appears to be slowing a bit. And the rest of Oahu is seeing slowing in home sales as well. Pacific Business News reports on the Oahu real estate market:

The prices for single-family home resales and condos on Oahu saw little
change in the latest three-month period, but the number of homes and
condos sold has continued to drop.

It is worth noting that with Oahu home sales slowing, a price drop might be likely to follow soon. And, with mortgage rates still at fairly low rates, now is not a bad time to buy. Indeed, with home prices remaining somewhat stable, instead of rising, this is a good indication that if you plan to stay in your Oahu home for a while, you are likely to see an increase when the current housing market downcycle ends.

Kapolei Star Gazing: Tonight’s Lunar Eclipse

See a partial lunar eclipse from Kapolei

Tonight marks a lunar eclipse. You will be able to see some of it in Kapolei, but not the whole event. However, it is still an interesting phenomenon. Hawaii’s Sky Today reports on tonight’s lunar eclipse:


The total lunar eclipse will be visible from Hawaii, but not under the
best circumstances. The Moon will already be out of the total phase of
the eclipse when it rises at 6:30 PM on February 20. However the
partial phase will last until around 7:00 PM. We will still be in
twilight for most of that time period but if you are interested in
seeing the lunar eclipse you should be in an area that you could see
the Moon as it rises (facing east).


Last August, a rather spectacular lunar eclipse could be seen from Kapolei. You can watch a time lapse video of this Hawaii lunar eclipse on YouTube.

Hawaii credit scores beat the national average

When buying Kapolei real estate, your credit score is an important part of whether you get a mortgage loan, and what terms you receive. And the good news for Hawaii residents is that their credit scores beat the national average. Pacific Business News reports on Hawaii credit scores:

A report from scoring agency Experian Information Solutions Inc. found that the average credit score in Hawaii was 708, versus the national average of 692.
