If you want to buy an Oahu foreclosure property it is of the utmost importance to know what you are doing.  No matter how inexpensive the property is, Oahu real estate is still a big investment and a big responsibility, so do your research, be aware of the downsides, and know the procedure of buying foreclosure real estate.

The term “deal” is all relative.  It is easy to hear of people buying property for little to nothing but we all know that nothing that inexpensive comes easy.  Buying a foreclosed property at an auction for $1 or $100,000 sounds good but the property may come with additional fees, maintenance and problems that are not mentioned or advertised.

Foreclosures are up on the island of Oahu, as well as across all of the Hawaiian Islands.  Oahu foreclosures offer some good opportunities for bargain home shoppers but should be faced with a buyer armed with knowledge and experience.

If you are seriously considering purchasing a foreclosure property on Oahu there are a few things to think about:

  • Instigate a title search to locate any liens that may exist beyond the primary mortgage lender.
  • Locate a Realtor who has experience with foreclosures.  The process is a complicated one and should be entered with experience.
  • Make sure you have money set aside for any improvements that may need to be done.  Foreclosure properties are typically sold as-is, with no inspections or improvements available prior to purchase.

Hawaii is ranked #11 for foreclosures

Oahu foreclosures keep coming and according to RealtyTrac, Hawaii is ranked number 11 for foreclosures.  The trend has been a big increase in December foreclosures followed by a drop in January.  The drop in January, however, is not indicative of foreclosures decreasing for the year, perhaps it is merely a holiday lull.  As foreclosures hit on Oahu, however, the opportunity arises for those looking for great investments.

Foreclosures in Kapolei keep coming

Foreclosures are on the rise in Hawaii, up over 60% form a year ago.  Hawaii is currently ranked as 15th in foreclosures in the United States.  While Maui has the highest incidence of foreclosures of all of the Hawaiian Islands Oahu has its fair share of foreclosures as well with Kapolei ranked number 5 on the September list of high foreclosure areas posted by RealtyTrac.  The increasing number of foreclosures is linked to reduced income, second homes, loss in home values and the problems just keep coming.  John Riggins was quoted in an article published in the Star Bulletin as saying “As neighborhood prices drop, some sellers will be forced into short sales or foreclosures.  The problem is self-perpetuating.”
