Real estate sales volume is picking up on Oahu, especially in Ewa and Kapolei

Low home prices, tax incentives and a desirable location have combined to create and ideal buying market in Ewa and Kapolei, and people are buying.  The last couple of months have shown a large increase in real estate sales in this area.  The high number of short sales has created an environment where people are buying and bidding for real estate deals in Kapolei and Ewa Beach on the western end of the island of Oahu.

49 homes sold in December and 32 in January, large increases compared with 2008, and over 40% of the current listings in the Ewa area are short sales.  The bargain prices are luring buyers into the market and causing competition amongst contracts.

Now could be the time to jump into the Kapolei real estate market

If you have been thinking about buying Kapolei real estate, now could be the right time.  Mortgage rates won’t be low forever.  The Wall Street Journal reported that Federal Reserve Chairman Ben Bernanke himself recently refinanced his home.  If this isn’t a sign that rates are as good as they are going to get I don’t know what is.

Kapolei real estate sales show strong volume compared with a year ago.

According to real estate statistics at Trulia.com, Kapolei real estate sales in the three week period of December 2nd through December 23rd, are up over 125% compared with the same period a year ago.  While the median sales prices of homes sold is down a bit, the price per square foot is actually up over 76% compared with a year ago.

The island of Oahu took a tough economic hit in 2009, as did the majority of the mainland US.  With cutbacks occurring all over the island, Oahu’s schools even cut out a day of school to save money.  With the recession in the midst of a slow recovery, 2010 is looking better.  Real estate in Kapolei has been on the upswing due to the low interest rates and the First Time Home Buyer tax credit.

Kapolei real estate sales seem to be improving

News came out this week of an impressive increase in national real estate sales volume in October, and data for Kapolei real estate sales is right up there as well.  According to data and statistics on Trulia.com, sales of Kapolei real estate are up over 38% compared with a year ago.  Another interesting statistic is that the price per square foot has increased over 60% for the period of August 2009 through October of 2009 compared with the same period in 2008.  The average price per square foot is currently $536.
